Tenant Guide

Securing a Property

To reserve a property, a Holding Deposit equivalent to one week's rent is required. The deposit is non-refundable unless your references pass, your Right to Rent check succeeds, and the Assured Shorthold Tenancy (AST) is signed within 15 calendar days.

The deposit will be retained if applicants:

  • Provide false information
  • Fail Right to Rent checks
  • Miss deadlines
  • Delay submissions
  • Withdraw without cause
  • Fail to take reasonable steps toward tenancy completion

Referencing Process

Reference checks are handled by FCC Paragon. The combined gross income of all tenants must be at least 30 times the monthly rent.

Self-employed applicants must provide tax returns or accountant references. Any County Court Judgement within the past 6 years will result in automatic application failure.

Guarantors must demonstrate income of at least 36 times the monthly rent. Valid photo ID and proof of address are required.

Deposits and Rent Payments

First month's rent can be paid by bank transfer, building society cheque, or cash. Subsequent payments are made monthly via standing order.

Cheques require 7 banking days to clear. Late payments incur 3% above the Bank of England base rate, applicable after 14 days in arrears.

Tenancy deposits are refundable at the end of the tenancy and are managed through the Tenancy Deposit Scheme (TDS).

Moving In Process

You will receive the AST for e-signature. After both parties have signed, transfer the outstanding funds in full.

All tenants must present their passport and visa in person at our branch when collecting keys.

Insurance

The landlord provides building insurance. Tenants are responsible for arranging their own contents insurance.
