Securing a Property

To reserve a property, a Holding Deposit equivalent to one week’s rent is required.

(Calculated as monthly rent × 12 ÷ 52 = 1 week’s rent)

This deposit is non-refundable unless:

If the landlord is no longer able to proceed for any reason, the Holding Deposit will be refunded in full.

Referencing Process

Upon receiving your Holding Deposit, Abels Residential will initiate reference checks via FCC Paragon. Please complete these promptly once received.

If you have any CCJ (settled or unsettled) within the past 6 years, your application will automatically fail. Please inform us before paying a Holding Deposit if this applies to you.

Please note: if reference checks or required documents are delayed, the tenancy will begin on the agreed date, but you cannot occupy the property until all paperwork is completed.

Deposits and Rent Payments

Subject to satisfactory references, you will be offered a tenancy agreement.

Tenancy Deposit:

The tenancy deposit acts as security for your obligations under the AST. It is refundable at the end of the tenancy, subject to any deductions for damages or breaches. Abels Residential is a member of the Tenancy Deposit Scheme (TDS). Details can be found in your AST.

Moving In Process

Once referencing is complete:

1. You’ll receive the AST for e-signature.

2. Once both parties have signed, you must transfer any outstanding funds in full.

3. Upon receipt, we’ll confirm the key collection appointment.

Important: All tenants must present their passport and visa in person at our branch when collecting keys. Failure to do so may delay your move-in.
